SUPPLEMENTRY SERVICES

​OCAS has considerable experience in dealing with external problems affecting OMC's and has achieved many a successful outcome to these problems:

• Investigation and advice on significant cost variances (utilities and recurring expenses)

  • A recent such case involved overcharging by an electricity supplier for power usage over several years.  A very substantial sum was recovered.

• Advice on objecting / appealing adjacent development proposals

  • Various proposed developments adjacent to apartment blocks which would impinge on privacy, create overlooking or loss of sunlight have been successfully objected to and either refused or modified by the Planning Authority.

• Updating Constitution in accordance with Companies Act 2015

  • In many cases particularly relating to older developments an OMC may best be served for the future by revising the entire constitution document.  This will also involve holding an Extraordinary General Meeting to approve the updated constitution.

• Dealing with internal board disputes

  • Advice and assistance in dealing with internal disputes and member relations.
